  • < 1.00: rent doesn't cover payment. Typically won't qualify for most DSCR programs.
  • 1.00 – 1.24: acceptable at some lenders, usually with higher down or rate.
  • 1.25 – 1.50: standard range. Most DSCR lenders offer their best pricing here.
  • > 1.50: strong cash flow. Best terms available.

Notes on this calculator

This calculator computes DSCR assuming a fully amortized loan (principal + interest). Some DSCR programs offer interest-only options during early years; in those cases the P&I payment is lower during the IO period, which temporarily improves the DSCR. Consult a licensed lender for actual terms.

Property tax presets are statewide averages; they vary by county and by applicable exemptions (for instance, investment properties generally don't qualify for homestead exemption). Insurance varies with flood zone, hail/wind zone, and property type.
