Icon Mortgage was born from a simple observation: traditional banks say "no" to too many hard-working people. Business owners, contractors, 1099 earners, real estate investors, cash-based operators, taxpayers using an ITIN — people who deserve to own a home, but whose financial lives don't fit the narrow box of a "qualified" mortgage.
Icon Mortgage is a DBA of Special Circumstances LLC. We are in the process of obtaining our license to broker loans in California. Once licensed, our focus will be the borrowers the industry labels "special circumstances" — small business owners, self-employed professionals, investors, and anyone whose paper income doesn't reflect their real ability to repay.

Where we are in the process
We are currently working through our California licensing (DFPI / NMLS). In the meantime, we're building this site as a free educational resource. We are not accepting loan applications or offering mortgage products at this time.
